where the best area to book a hotel would be.

In terms of sheer convenience, Hiyori Hotel and Dormy Inn win on location, as both are situated right in the heart of downtown.
While Mystays is about a 15-minute walk from the bustling Okaido area, it's relatively close to JR Matsuyama Station. Plus, it has a major perk: you get lovely views of Matsuyama Castle Park and the scenic streetcars right from your room.

Hotel Mystays is often the most pocket-friendly option of the three, making it perfect for travelers looking to save on accommodation.
I stayed in a Standard Castle View Double Room.
The view from the window was beautiful—you could see Matsuyama Castle Park, the river, and the streetcars passing by. (There’s something so romantic about streetcars, don't you think?)
To be honest, the castle isn't right in your face—it’s visible but a bit small in the distance. However, seeing it alongside the river and the park made it way more satisfying than a standard city view.

① Excellent value for the rooms and views During weekdays or off-peak seasons, rates can start in the ~$32 range, making it a perfect budget-saver if you don't plan to spend too much time inside the hotel. |
② Super convenient access to JR Matsuyama Station If you're taking the train to spots like Shimonada Station or Baishinji, staying near Matsuyama Station can actually be much more efficient for your transit route than staying in Okaido. |
③ A relatively wide range of room options In addition to double and twin rooms, they also offer deluxe rooms around 40㎡, which is highly practical for family trips where space is a priority. |
A few minor drawbacks
While the facilities are clean and well-maintained, you can definitely feel the age of the building overall. The smallest rooms are around 16㎡, so it might feel a bit tight if you're trying to lay out multiple suitcases.
Also, it takes about a 15-minute walk (or more) to reach the Okaido shopping street and Don Quijote. If you plan to head to Okaido every evening for dinner or shopping, the trek back to the hotel might feel a bit tedious...

The Matsuyama Hiyori Hotel (formerly Tokyu Rei) recently rebranded.
It closed its doors under the old brand on March 31, 2026, and reopened fresh as Hiyori Hotel on April 16, 2026.
The ultimate selling point here is, hands down, the incredibly convenient location!
Right in front of the hotel, you have Okaido Station and the airport limousine bus stop, and crossing just one street lands you right in the bustling Okaido shopping district.
You can easily walk to the Matsuyama Castle Ropeway station, the Bansuiso Villa, and the Saka no ue no Kumo Museum (Museum on the Hill).
Plus, the meeting spot for day-tour buses heading to nearby gems of Matsuyama like Uchiko and Shimonada is also close by, making this an absolutely unbeatable location.

What makes this hotel great
① Easiest commute from the airport No need to drag your heavy suitcase around after getting off the airport limousine bus. Even after checking out, you can leave your bags at the hotel, enjoy some final shopping or dining in Okaido, and comfortably head back to catch your bus. |
② Perfect hub for exploring Matsuyama I visited the Castle Ropeway station, the Museum on the Hill, and Bansuiso Villa, and they were all so close that the trips felt like a breeze. You can also hop on the streetcar right outside the hotel to head straight to Dogo Onsen (it only takes about 16 minutes!). |
③ Surprisingly comfortable beds Compared to some other business hotels I've stayed at, the mattress wasn't rock hard—it had just the right amount of cozy bounce! (Of course, comfort is subjective, so take this with a grain of salt haha). |
A few minor drawbacks
The hotel as a whole definitely gives off a slightly dated vibe. While the rooms were perfectly tidy and clean, you might find it lacking if you're expecting the sleek, ultra-modern interiors or brand-new facilities of a newly built property.
Since the reopening didn't take too much prep time, not all rooms were completely overhauled. Word is that only rooms with "Renewed" in their names have had their interiors updated.

Out of the three options, this one had the highest nightly rates, but considering the quality of relaxation time spent inside the hotel, Dormy Inn Matsuyama Natural Hot Spring offered the absolute highest level of satisfaction.
The hotel is located right inside the Okaido Shopping Arcade, making it incredibly convenient. As soon as you step outside, you have easy access to restaurants, drugstores, and even Don Quijote.
After a full day of exploring, there was nothing better than washing away my fatigue in the natural hot spring onsen and outdoor baths on the 13th floor.

① Natural hot springs & outdoor baths While the guest rooms only feature a simple shower booth, having a spacious public bath on the top floor of the hotel made it more than worth it. |
② A fantastic variety of free perks Enjoy free ice cream after your evening bath, and complimentary Yakult-style yogurt drinks in the morning! They also serve free "Yonaki Soba" (hot soy sauce ramen) for a late-night snack. The relaxation lounge, stocked with massage chairs and manga, is also incredibly popular. |
③ Prime location inside Okaido, perfect for late nights You can easily pop into Don Quijote after dinner without worrying about a long trek back. Since the Okaido arcade is completely covered, getting around is a breeze even on rainy days. |
A few drawbacks to consider:
It is the most expensive of the three options. While you can find rooms for around ~$64 on weekdays, the prices can easily spike to ~$96 to ~$128+ on weekends, Japanese public holidays, or during peak events.
Also, the room sizes start at just 15㎡, so they don't feel particularly spacious given the price point.
Because it's a highly popular hotel, the public bath and free service areas can get busy. During peak evening hours, you might experience a bit of a wait for the elevators or the massage chairs.
