Finding the perfect Singapore hotel is tough, but lyf Funan offers a stylish, value-packed co-living experience. Discover its prime City Hall location and why it's ideal for your 2026 trip!

When planning a trip to Singapore, the most daunting challenge was definitely
accommodation.
Prices are high, and while well-located places were often outdated,
newer options came with a steep price tag.
After much deliberation, I finally settled on
lyf Funan Singapore for this trip!

Having stayed here for a total of 7 nights, I was absolutely thrilled with my choice,
and if I ever return, I'd definitely pick this place again.
lyf Funan Singapore Review
How to Get Both Location and Value
If you're looking for the trendiest accommodation in Singapore right now,
it's undoubtedly lyf Funan Singapore.
More than just a typical hotel, it's a co-living
concept accommodation, making it incredibly popular among young travelers
and digital nomads alike.

※ This is approximately in the price range of ~$124 - ~$161.
1. Location & Accessibility (It simply doesn't get better than this!)
lyf Funan's greatest advantage is its incredible location.

✔️ Located inside 'Funan Mall,' which is connected to MRT City Hall Station
✔️ Easy to get to from the airport, and Marina Bay Sands,
Merlion Park, and Clarke Quay are all within walking distance
or about 10 minutes by public transport.
✔️ The sheer convenience of accommodation above a shopping mall
No worries about getting wet even if it rains, and just head down to the first floor to find a
supermarket (FairPrice), delicious dim sum spots, Ya Kun Kaya Toast, and
a wide array of other great restaurants and cafes, so you won't need to wander far.

2. Rooms: One of a Kind Studio
Room Type | Capacity | Room Size |
One of a Kind | 최대 2인 | 18 sqm |
Up and Down | 최대 2인 | 18 sqm |
One of a Kind Plus | 최대 2인 | 27 sqm |
Two of a Kind (2 Bedroom) | 최대 4인 | 43 sqm |
All Together (2 Bedroom) | 최대 4인 | 41 sqm |
All Together (4 Bedroom) | 최대 6인 | 70 sqm |
All Together (6 Bedroom Duplex) | 최대 9인 | 105 sqm |

There were four of us, so we booked two One of a Kind rooms. lyf Funan also has family rooms, making it a great place for even large family trips.
Interestingly, booking two 2-person rooms was actually more affordable than one 4-person room.

While the room wasn't huge, the space utilization was absolutely fantastic.
The clean white and wood tones kept everything looking neat and stylish!

You get a mobile key through an app to open your door, which is a
smart check-in system, so there's no hassle of carrying around a
card key.
But, being old-fashioned, we diligently carried our card keys anyway, haha!
The bed was surprisingly firm and cozy, perfect for unwinding after a day of exploring.
< Separate Sink and Bathroom >

The toilet and shower were together behind a sliding door,
while the sink was separate, located just outside.

There were plenty of hangers, and the shelves were very practical.

The hairdryer is tucked away in the shelf drawer.
Since there are many long-term guests,
there's even a laundry basket downstairs.

This space is amazing!
I could spread out my suitcase under the bed and store it there.
Even though the room seemed small, there was enough space to open my suitcase, so it didn't feel cramped at all.

The tiled floor was incredibly satisfying!
As soon as I arrived, I wiped the floor once with wet wipes and then stayed barefoot.
It was much cleaner than carpet, which I really appreciated.
There's no refrigerator inside the room. However, each floor has a shared water purifier, sink, and microwave, so it wasn't inconvenient at all.

3. Unique Charms of Lyf Funan (Common Spaces)

This place was actually more famous for its common spaces (Social Spaces)
than its rooms.
In fact, the common spaces were exactly why we booked
without hesitation.
< Bond (Shared Kitchen)>

It's better equipped than most restaurant kitchens!
Since dining out in Singapore can be expensive, it's the perfect place to buy groceries from the supermarket in the evening
and cook up a simple meal.

We also brought takeout of whatever we wanted to eat
and comfortably enjoyed it here.
(Bringing instant rice (Hetbahn) and having that for our carb fix made us feel even more satisfied!)
< Connect (Co-working Space)>

It's a great environment for using laptops, perfect for handling urgent work!
Each spot has its own outlet, making charging super convenient.

< Laundry Room & Fitness Center>

The fitness center, located on the 6th floor, was a small but well-equipped space

I even saw some people getting a really good workout in here!
(As for us, walking more than usual during our trip was enough exercise, so we passed on it.)

The laundry facilities, a must-have for long-term travelers, are also very well-appointed.

4. Weekday Free Breakfast
This is the complimentary weekday breakfast.
From 6:30 AM to 10:00 AM
Breakfast costs can really add up when you're traveling,
so this complimentary weekday breakfast helped us save a lot of money.

It's a really simple breakfast setup, but it was perfectly sufficient for a morning meal.

Three hot food items, various types of bread, butter & jam

Singapore's iconic breakfast, congee (white rice porridge)

Toppings (?) for congee

Apples and oranges are just casually available.
Everyone seemed to be eating them with the peel on!

Cereal, milk, and bottled water

Local coffee and Earl Grey tea

During breakfast hours, this is where meals are prepared.
After 10 AM, it's a shared kitchen for everyone to use freely.

5. Honest Overall Review
Pros | Cons |
Unbeatable Location (Next to a mall, close to the subway) | Poor Soundproofing You can hear conversations from the hallway. It's right in front of a fire station, so sirens go off quite often. |
Trendy and Clean Facilities (Like new construction) | |
Great Value for Money (Reasonable price for a central location) | Don't expect full hotel services |
Even with its clear downsides, if I were to visit Singapore again,
I think I'd book a stay here.
Lyf Funan Singapore is
perfect for smart travelers who don't want just a place to sleep,
but also find overly expensive places burdensome.
Especially if location is important to you, this place requires no hesitation.
